Associate, Real Estate Investments

We are seeking an Asset Management Associate for the Investments Team who will be responsible for supporting asset management activities related to Cadre’s growing portfolio. You will focus on executing asset-specific business plans and optimizing value across the hold period of each asset in our portfolio, which may include implementing and re-evaluating value-add business plans, revenue management, optimizing capitalization structures, operational efficiencies, and evaluating hold vs sale of assets. In addition, you will have the opportunity to collaborate across the firm to help shape business, investment, and product strategy. The ideal candidate for this role has a strong command of real estate fundamentals with exceptional financial modeling abilities and an entrepreneurial mindset.

WHAT YOU’LL DO

• Responsible for supporting strategic asset management of a portfolio of real estate assets located throughout the U.S.
• Support development and implementation of each investment’s business plan including capital expenditure programs, operational improvements, and hold/refinance/sell recommendations.
• Perform detailed cashflow modeling and financial analysis, and prepare asset management reports
• Engage regularly with operating partners to review asset performance and adherence to business plan, along with brokers, lenders, property managers and consultants for market research and updates, leasing trends, costs, and business plan execution.
• Actively review monthly operating reports to help identify and track operating performance trends, operating budget variances, and significant changes in the assets and their respective markets.
• Support the quarterly asset review process, which includes the preparation and updating of valuation models
• Prepare presentations and memoranda for the Investment Committee
• Monitor and track compliance of all guidelines in the loan documents, joint venture agreements, and other relevant agreements.
• Generate asset management reports for internal and external use.
• Collaborate closely with acquisitions, finance, and investor relations teams on all aspects of the portfolio.

WHAT YOU HAVE

• 3-5 years of experience in real estate acquisitions, real estate investment sales for a top commercial brokerage firm, investment banking, asset management, or similar roles
• Exceptional Excel modeling skills
• Command of real estate specific financial statements (P&L, balance sheet, rent roll, etc.)
• Knowledge of Argus software is a plus
• Comprehension of real estate fundamentals and terminology
• High energy individual with an ability to work efficiently with little supervision
• A heightened attention to detail – must be meticulous and consistently accurate
• Excellent communication and interpersonal skills
• Highly motivated and a self-starter
• Ability to take risks and accept failure

Compensation:

• HIRING SALARY RANGE: $95,000+ (Actual salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.) Compensation package also includes generous, bonus, benefits and equity.
